RKT&B Architects announces the completion of the adaptive reuse/restoration of 166 Montague Street, originally built in 1891 by the Franklin Trust Bank. Described as a “gem” in the most recent edition of the AIA Guide to N.Y.C., the building is arguably the most historically important building in Brooklyn Heights.
RKT&B orchestrated a complete gut renovation of this landmark structure on behalf of developer United Management. Floors were repositioned, new vertical circulation systems were inserted and new west-facing windows, balconies, and a rooftop terrace were introduced to take advantage of stunning harbor views. A slender one-story glass addition off Clinton Street was designed to access the commercial component of the building. All the work affecting the building’s exterior received Landmarks approval, a process with which RKT&B has extensive experience. “For 40 years, we’ve been adapting older structures to newer and different uses,” says president Carmi Bee, FAIA. Among these adaptive reuse projects are Turtle Bay Towers, which received a National AIA Honor Award, The Eagle Warehouse in Brooklyn Heights; and The Towers Apartments at 455 Central Park West, which received the Lucy G. Moses Award from the N.Y. Landmarks Conservancy.
RKT&B also designed all the of the building’s residential interiors and public areas, including the lobby. The result, says Mr. Bee, is “25 new apartments, each with a distinctive design, within the constraints of the existing structure at 166 Montague Street.”
“We wanted both the exterior and the interior to reflect the historic character of the property,” explains Peter Bafitis, AIA, the RKT&B partner in charge of the project. “By repurposing the facility, we could ensure that it remains a viable part of the New York City landscape.” NCC served as the general contractor on the conversion.
